What is Title Insurance? With title insurance, you can be certain that your property will be free from any title problems. At Leon County Abstract & Title Co., we research and examine all of the District Court and County Court records from the sovereignty of the soil up to the date of sale/purchase. This will ensure that your property is insured against ALL prior title defects. DIFFERENT TYPES OF POLICIES
Owner’s Policy – The owner’s policy provides to the homeowner:~ Protection from financial loss due to covered claims, up to the face amount of the policy.~ Payment of legal costs if the title insurer has to defend your title against a covered claim.~ Payment of successful claims against the title to your home covered by the policy, up to the face amount of the policy.
Loan Policy –  A loan policy insures your lender’s security interest against loss due to defects in your title that were not discovered at the time of sale. THIS POLICY DOES NOT COVER THE HOMEOWNER!
TO PLACE AN ORDER WITH OUR COMPANY, HERE’S WHAT WE’LL NEED:The Contract –If your transaction is a sale, we will need the following:* ORIGINAL Earnest money contract*Any Earnest Money to be receipted with our company.
The Deal-– Type of Transaction (Loan, Sale, Refinance, etc.)- Buyer’s / Seller’s Names, Addresses, and Phone Numbers- LEGAL DESCRIPTION to the property in the transaction  – WE CAN NOT ACCEPT PROPERTY ADDRESSES AS A LEGAL………-Sales Price / Loan Amount
Lender Information –– Name and Contact information for Lender- Loan Amount*Your lender WILL need to fax us an order to our office on their company letterhead that includes all contact information for that person.  It can be faxed to (903) 536-7059, or the order can be placed by email to lcac@leoncountytitle.com
